The reason the published spread is that wide is that half of it is priced as a big-box kit and half as an engineered structure. A kit price does not include Florida wind-load engineering, a permit, a sealed drawing, or an installer who anchors it into a slab that will hold. Those are the costs a Florida homeowner actually pays. The other drivers are size, post spacing, roof style, height, whether it attaches to the house, and whether a slab has to be poured first. Ask about financing if the cover you need is taller than the budget.

A permanent carport is a permitted structure in Florida. There is no square-footage exemption a homeowner can lean on, and a 20 by 20 cover is well past any threshold anyone might hope applies.

What the permit is really checking is wind. Florida Building Code sets a design wind speed for your address, and the post size, spacing, footing depth, and anchoring all fall out of that number. An engineer seals the drawing, the building department reviews it, and an inspector looks at the anchors before the roof goes on. Skipping it costs more than it saves. Unpermitted structures draw stop-work orders and fines, they can be ordered removed, and they surface at closing when the buyer agent compares the property card to what is standing in the driveway. Insurance carriers ask about them after a storm too.

Measure the vehicle, then add working room. A cover sized exactly to the car means you open the door into a post.

A single-car cover handles one sedan or small SUV with room to walk around it. A 20 by 20 is the common two-car size and is what most people picture when they say carport: two vehicles side by side, or one vehicle plus a work area. Go longer than 20 feet if you are covering a full-size truck, and go wider if two doors need to open at once. Height is the spec people get wrong, because a standard cover clears a car and nothing else.

Tall covers are their own build. A Class A motorhome, a fifth wheel, a camper on a truck, or a boat on a trailer with the tower up all need clearance a standard carport does not have, and going taller changes the engineering because the same wind hits a taller, more exposed frame.

Measure to the highest fixed point, not the roofline. Air conditioners, satellite domes, vents, radio antennas, and wakeboard towers are what people forget, and then the cover is two inches short. Then add clearance for the approach, because a sloped driveway raises the nose as you pull in. Tell us the length too, since an RV cover that fits the coach but not the hitch and tongue is only half a cover.

We build these attached or freestanding, and the same permit and wind-load rules apply. If the coach is currently parked on dirt or a cracked pad, that gets poured or set in pavers before the posts go in, because the anchors are only as good as what they are bolted to.

We repair carports we did not build. Storm season here bends posts, lifts roof pans, and pulls anchors out of thin slabs, and most of that is fixable without replacing the whole structure.

What we look at first: whether the posts are still plumb, whether the anchors are still in sound concrete, and whether the roof panels are deformed or simply loose. Bent members and popped fasteners are repairs. A frame that has racked out of square, or footings that have cracked, generally is not, and we will tell you straight rather than patching something that will fail in the next storm.
